We will listen to both the literal and emotional meaning of what you describe so that we can accurately target the available homes that most closely match.
As we look at some of these homes, your bluntly honest reaction will guide our ongoing reevaluation of which homes we’ll see next, some we might add to the list and remove those that we now realize wouldn’t be quite right.
Once you‘ve found THE home at a reasonable price, we’ll provide you data to assist your determination of a competitive, yet fair, offer. And, if needed, we’ll guide you through the negotiation process until an amicable agreement is reached. There are many considerations other than simply price that can influence negotiations. We have the experience to insure that the contract you sign protects your interests.
We always advise that you have a whole house inspection that checks out the roof, flooring, plumbing, electrical, appliances and general structural integrity of your home. We also advise a termite inspection. At your request we will provide a choice of inspectors and arrange for these inspections. Based on the inspection reports we will detail your options at this point in the process and arrange for and monitor repairs, if needed.
As closing approaches we will track the progress of the title company and insure that you receive your closing (HUD) statement in time to secure funds for the closing. We will also schedule a walkthrough before closing to verify the condition of the property.
We have worked through this process when both parties were locally available, and moved along to closing. And when one or the other or both parties were out of town there is... absolutely no problem!
